Storage terms and conditions.

Storage Terms and Conditions

This agreement is between NGSC Ltd ("we", "us") and the customer ("you"). Agreement version: 24 October 2026.

These are the terms in the self storage licence agreement our customers sign when they book. Your signed agreement also shows your container, start date, fee and deposit.

KEY POINTS

1. Your goods, your risk. You store goods at your own risk. You must insure them for their full value. We do not insure them.

2. Our liability is limited to £100 for loss of or damage to your goods, and only if we were negligent or broke this agreement.

3. Condensation. Our containers are treated with an anti-condensation coating, but they are unheated steel containers outdoors and some condensation can still form. Pack on pallets and use moisture absorbers.

4. You hold both keys. We never hold a key to your padlock. Fit it to the lockbox in the centre of the doors, never the handles.

5. Leaving. Give at least 30 days' notice in writing. Your agreement ends on the last day of a paid month. We do not refund part months.

6. If you do not pay. Gate access is paused after 14 days. If you still have not paid, we can end the agreement and, after written notice, clear the container and dispose of or sell what is in it.

7. Not allowed: anything flammable, dangerous, illegal or perishable, gas cylinders, loose large lithium batteries, living in or working in the container.

CONDITIONS

1. What this agreement is

1.1 We give you a licence to store goods in the container allocated to you. This is not a lease or tenancy and does not give you exclusive possession of the container or any part of the site.

1.2 We do not take possession of your goods, hold no key to your container and are not a bailee, custodian or warehouse keeper of your goods. You alone control access to the inside of your container.

1.3 We may ask you to move to another container under condition 14.

1.4 This agreement is made up of your booking details, the key points, these conditions, the Site Schedule and, if you are a business, the Business Customer Schedule.

1.5 "Goods" means anything in your container. "Billing date" means the day of the month your storage started. A "paid month" runs from one billing date to the day before the next.

2. Starting and your right to cancel

2.1 Your storage starts on the start date.

2.2 If you are a consumer and booked online or by phone, you may cancel within 14 days of booking without giving a reason (see the Cancellation Information at the end).

2.3 If you ask us to start your storage within those 14 days and then cancel, you pay for the days used up to the time you tell us, and we refund the rest, plus your deposit and padlock charge if the padlock is returned unused.

3. Fees and payment

3.1 You pay the monthly fee in advance on each billing date by card or Direct Debit, using the payment method on your online account.

3.2 We do not charge or refund by the day. Every month that starts is payable in full.

3.3 VAT is charged at the standard rate where applicable. If our VAT position or the VAT rate changes, we may change the fee by the VAT amount on 28 days' written notice.

3.4 We email an invoice (a VAT invoice once we are VAT registered) for every payment, and you can download it from your online account.

3.5 We may change the fee or these conditions by giving you at least 28 days' written notice. The change takes effect from a billing date. If you do not accept it, you may leave free of charge before it takes effect by telling us in writing.

3.6 If you have more than one container, they form one account and any payment clears the oldest debt first.

4. Deposit

4.1 You pay a deposit equal to one month's fee before you move in.

4.2 We may use the deposit to pay unpaid fees, cleaning, repairs, and the removal and disposal of anything left behind, and for damage to the container or site.

4.3 You cannot use the deposit as your last month's fee.

4.4 We refund the deposit, less any deductions, to your original payment method within 14 days of your move-out being completed. We do not pay interest on it. We will show any deduction in writing with photos.

5. Padlock and access to your container

5.1 You buy our £50 high security padlock and receive both keys. You may keep it when you leave, or leave it inside the empty container with both keys and we will refund the £50 with your deposit.

5.2 The padlock may have been used by a previous customer. You may fit an approved new high security padlock in the lockbox instead.

5.3 Your padlock must be fitted to the lockbox in the centre of the doors. You must not fit any lock to the handles, our overlock position or anywhere else. We may cut off any lock fitted elsewhere and you pay our actual cost of doing so (shown by invoice).

5.4 You are responsible for your keys. If you lose them, you pay our actual cost of opening the container (a locksmith typically charges £80 to £130 including call-out) and of a new padlock.

5.5 We may fit our own lock to the overlock position if money is owed (condition 11) or under condition 13.

6. Using the site

6.1 You may access the site 24 hours a day, every day, subject to these conditions.

6.2 The gate opens when you call the gate number from a mobile registered on your account. You may register up to the number of mobiles shown in the Site Schedule and you are responsible for everyone you register or bring on site, including removal firms.

6.3 Close the gate behind you. Do not let anyone else in or follow another vehicle through.

6.4 Drive at no more than 5 mph. Park only by your own container and only while loading. Do not block lanes or other containers. Do not leave anything outside your container.

6.5 The site has no lighting at night. Container doors are heavy. Take care in the dark, ice and wind and bring a torch. You visit at your own risk, except for injury caused by our negligence.

6.6 No smoking, fires or barbecues. No dogs (assistance dogs excepted). Children under 16 must be supervised at all times and must not be inside a container while the doors are being moved.

6.7 Report any damage, defect or incident to us straight away.

6.8 We may close or restrict access to the site or any area for maintenance, emergencies or safety. We will give notice where we can. We are not liable for loss caused by not being able to access the site or your container, including gate, power or phone faults.

6.9 CCTV operates on the site.

7. What you may store

7.1 You may store household goods, furniture, trade tools and business stock, and vehicles under condition 7.3.

7.2 You must not store, or let anyone else store: (a) anything flammable or combustible, including petrol, diesel, gas cylinders of any kind, paint, oil, solvents and compressed gases; (b) firearms, ammunition, explosives, fireworks or weapons; (c) chemicals, asbestos, toxic, radioactive or hazardous substances, or anything that gives off fumes or smells; (d) food or perishable goods unless sealed so they do not attract vermin; (e) any living creature; (f) anything illegal, stolen or counterfeit; (g) waste or rubbish; (h) loose power banks or spare batteries over 160Wh, or more than 2 e-bikes or e-scooters, and you must not charge anything on site; (i) cash, deeds, securities, or anything irreplaceable or of sentimental value.

7.3 You may store a vehicle only if it fits fully inside your container, its fuel tank is near empty, its battery is disconnected, it does not leak, it is insured or declared off road (SORN) and you load it with your own ramps. LPG vehicles are not allowed.

7.4 The container is for storage only. You must not live, sleep, work, run a workshop or office in it, carry out work on items in it, connect any power or water to it, or use heaters, generators or powered dehumidifiers in it.

7.5 If we believe you are storing anything not allowed, we may refuse it, remove it at your cost, and report it to the police or other authorities. You are responsible for any cost, damage or claim it causes.

8. Your container and looking after your goods

8.1 Our steel containers are wind and watertight and are treated with an anti-condensation coating to reduce moisture. Like any unheated storage, some condensation can still form in cold or damp weather. Please pack goods on pallets, leave space for air to move, and use moisture absorbers for anything sensitive. Because conditions inside the container depend on the weather and what is stored, we cannot guarantee it will stay completely dry, and we are not responsible for damage caused by condensation, damp or mould.

8.2 Containers are not heated, cooled or climate controlled and have no power, lighting or water. Sizes are approximate; you accept the container allocated to you.

8.3 Check the container is suitable before you store goods and regularly afterwards. Tell us straight away about any leak or damage.

8.4 If your container leaks or is damaged through no fault of yours, we will repair it or offer you another container within a reasonable time. That is our only duty in that case, apart from condition 10.

8.5 Snow, ice, flooding or ground conditions may sometimes limit access. We are not liable for this.

9. Insurance

9.1 You must insure your goods for their full replacement value for the whole time they are stored. By signing this agreement you confirm this cover is in place, and you agree not to let it lapse.

9.2 We do not insure your goods, check your cover or give advice about insurance.

9.3 Home contents policies often exclude goods kept in outdoor containers, condensation or long-term storage. Check with your insurer that your policy covers your goods here.

10. Our liability to you

10.1 Your goods are stored entirely at your risk.

10.2 We are not liable for loss of or damage to your goods unless it is caused by our negligence or breach of this agreement. Even then, our total liability for loss of or damage to goods is limited to £100.

10.3 We are not liable for loss or damage caused by condensation, damp, mould, rust, weather, flood, fire, lightning, pests or vermin, theft or damage by other people, loss of access (condition 6.8), or events outside our reasonable control.

10.4 We are not liable for any loss of business, profit, income or opportunity.

10.5 Nothing in this agreement limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit.

10.6 You are responsible for any loss, damage, injury or cost to us or anyone else caused by you, the people you allow on site, or your goods.

11. If you do not pay

11.1 If a payment fails we will send you a link to pay and update your card.

11.2 If any amount is unpaid 14 days after its billing date, we may pause your gate access and fit our overlock until everything owed is paid. Access returns as soon as you pay.

11.3 We do not charge consumers late payment fees or interest. You must pay our reasonable costs of recovering unpaid amounts, such as tracing and debt recovery costs, if we have to incur them.

11.4 If any amount is still unpaid 30 days after its billing date, condition 13 applies.

12. Leaving

12.1 You may end this agreement by giving us at least 30 days' notice in writing (email, WhatsApp, or the move-out link we send). Your agreement ends on the last day of the paid month in which the 30 days end, which is the day before a billing date. A phone call is not notice.

12.2 You may empty your container sooner, but fees already due are not refunded.

12.3 We may end this agreement by giving you at least 30 days' notice in writing, ending on the last day of a paid month. We may end it straight away by written notice if you use the container for anything illegal or harmful, or if you break this agreement and do not put it right within 14 days of our written notice.

12.4 By the end date you must: remove all goods and rubbish from the container and the site; leave the container empty and swept; either take your padlock or leave it inside with both keys; and send us a photo of the empty container.

12.5 We will inspect and photograph the container. If it needs cleaning, or anything was left behind, we charge £40 an hour labour plus disposal costs. If it is damaged beyond fair wear and tear, we charge the actual cost of repair. We take these from your deposit and invoice any balance. You have 14 days from our written breakdown to dispute it, after which it is final.

12.6 Goods left after the end date are dealt with under conditions 13.4 to 13.7.

13. Unpaid accounts and goods left behind

13.1 If any amount is unpaid 30 days after its billing date, we will send you a final notice by post, email and SMS (copied to your alternate contact) asking you to pay within 14 days.

13.2 If you do not pay within those 14 days, this agreement ends on the date stated in the final notice.

13.3 We will not send a final notice, and will stop this process, while you are genuinely disputing the amount or keeping to a payment plan we have agreed in writing.

13.4 When this agreement ends for any reason and goods remain in your container or on site, we will send you a notice by post, email and SMS (copied to your alternate contact) asking you to collect them within 14 days, and telling you what we will do if you do not.

13.5 If you do not collect them within those 14 days, the goods are treated as abandoned. You authorise us to enter the container, removing any lock, and to remove, dispose of or sell the goods. Before we do, we will record them with dated photos and video.

13.6 Goods of little or no value will be disposed of by a licensed waste carrier. Goods of clear value will be sold for the best price reasonably available. We will pay you any sale proceeds after taking off the costs of removal and sale. We will hold proceeds for you if we cannot contact you.

13.7 Unpaid fees and our costs of removal and disposal are taken from your deposit. Anything still owed remains a debt you must pay.

13.8 Any item left outside a container or in a common area may be moved or removed at once, and disposed of if not claimed within 14 days of our notice to you.

14. Our entry and moving you

14.1 We may enter your container to inspect it or carry out repairs on at least 7 days' written notice.

14.2 We may enter without notice, and tell you as soon as practicable afterwards, in an emergency, where people or property are at risk, where we reasonably believe goods not allowed under condition 7 are stored, where the police, a court or another authority requires it, or under condition 13.

14.3 If we need to remove your padlock to enter, we will fit a replacement at our cost unless the entry was caused by your breach, in which case you pay.

14.4 We may move you to another container of the same size or larger on at least 14 days' written notice (shorter in an emergency). You may instead end this agreement free of charge before the move date. If we ask you to move, we pay your reasonable moving costs agreed with us in advance.

14.5 We will only lift or move a container with your goods inside if you agree or in an emergency.

15. Notices and contact details

15.1 Notices from you to us must be in writing to the site email address or by WhatsApp, or through a link we send, and take effect when we receive them.

15.2 We may send notices by email, SMS, WhatsApp, your online account or post to the last details you gave us. Email and SMS notices are treated as received one hour after sending. Notices under condition 13 are also sent by post.

15.3 You must give us an alternate contact and keep your and their details up to date, telling us of any change within 48 hours. We may tell your alternate contact about unpaid amounts and copy notices to them.

16. Your information

16.1 We use your personal information to provide storage, take payments, keep the site secure and comply with the law, as set out in our privacy notice at ngsc.uk/privacy. The site has CCTV and calls to us may be recorded.

16.2 We share information only with our payment, IT and messaging providers, debt recovery agents, and the police or other authorities where required or to prevent crime.

16.3 We will send you service messages about your account, payments, the gate and moving out by email, SMS and WhatsApp. We will only send marketing if you opt in, and you can opt out at any time.

17. Complaints and disputes

17.1 Please send complaints to the site email address. We will acknowledge within 2 working days and give a full reply within 10 working days. If you are not happy with the reply, a director will review it.

17.2 We both agree to try to settle any dispute through an independent mediator before going to court. For consumers this does not stop you going to court. It does not apply to our recovery of unpaid amounts.

17.3 The law and courts that apply are set out in the Site Schedule.

18. General

18.1 You may not transfer this agreement or let anyone else use your container.

18.2 If two or more people are the customer, each is responsible for all obligations, and a notice to or from one is a notice to or from all.

18.3 If any part of this agreement is found invalid, the rest still applies.

18.4 If we do not enforce a right straight away, we can still enforce it later.

18.5 No one else has any rights under this agreement.
